Q: What is a ‘ProctR’?
Easy! ProctR is just our rebranded term for a property manager. It’s short for ‘Property Contractor’ (see what we did there?!).

Q: How much does ProctR cost for Property Owners?
Completely free! Our business model doesn’t depend on pesky subscription fees. Rather, we make money by taking a small portion of the management fees that our ProctRs charge whenever a tenant pays rent. This means that the costs are invisible to rental property owners.

Q: How much are the Property Management Fees?
In our app, you’ll notice that each ProctR has a different set of advertised fees. This is because our platform allows them to set their own prices based on the competitive landscape of the market they are in.

Q: What kind of fees do ProctRs charge? How do I pay?
ProctRs charge two types of fees: a lease fee and a management fee. The lease fee, typically 50–100% of the first month’s rent, is only charged when a new tenant is placed in your property. The management fee, typically 8–15% of monthly rent, covers ongoing property management. Both fees are automatically collected through the platform only when tenants pay their rent, meaning you’re never charged during months with vacancies or when rent isn’t paid. This ensures a seamless, transparent, and fair process for property owners.

Q: What if I try ProctR and don’t like it?
ProctR operates on flexible month-to-month management agreements, so you’re never locked into a long-term commitment. If you’re not satisfied with your current ProctR, you have the option to switch to a different one on the platform who may better meet your needs. If you decide ProctR isn’t the right fit altogether, you can cancel at any time without penalties after the current month. Our goal is to ensure you have a stress-free and effective property management experience tailored to your needs.

Q: What if I don’t want a ProctR? Can I use the app to self-manage?
Absolutely! However, it is important to note that laws in most states prohibit the majority of property management activities for properties you don’t own if you aren’t a Licensed Real Estate Agent. For that reason, only Licensed Agents can use our app to manage properties on behalf of clients. Also, it is important to note that owners who utilize this option pay $15/month/property. This is only charged when a tenant pays rent, so you should never have to pay this out of pocket.

ProctR property managers are licensed real estate agents who live and work in your community, bringing local expertise and a commitment to quality service. While we do our work in verifying each agent’s real estate license, the platform empowers property owners like you to provide ratings and feedback on their performance. This creates a system where managers are motivated to deliver exceptional work to maintain a strong reputation within the ProctR community.
